Cambodia hotel market booming

The hotel sector in Cambodia had a positive year in 2012 and rates and room numbers are set to increase this year and next.
A new report from property agents CBRE says tourism accounted for 9.7 per cent of Cambodia’s GDP in 2012, a rise of 5.5 per cent from 2011. Investment in the tourism sector has increased by 16.7 per cent year on year, and total foreign arrivals increased by a massive 24.8 per cent year on year, with business arrivals seeing the greatest increase, at 47 per cent.
The Phnom Penh luxury hotel market “significantly benefitted from the presence of the ASEAN summits,” in April and November, which CBRE said brought over 1,000 delegates and international press into the city.

Local and foreign business owners seem to be jumping on the bandwagon in light of the success of the western-style cafes which seem to dot every street corner of Boeung Keng Kang 1 district.

However local real estate experts say not all of the air conditioned, latte-serving hangouts can survive in the area, despite the growth of the market.

Asia Real Estate Cambodia Vice President Kuek Narin said the area, which is known as Phnom Penh’s main expatriate area, has experienced rapid growth over the past seven years.

Foreign investment in Cambodia’s property rises

Property experts say foreign companies are coming to invest in Cambodia’s property sector, as they see the growth and potential of the Kingdom.

Sung Bonna, director of Bonna Realty Group, said that the number of foreign companies in the sector has grown, and most are from South Korea, Japan, China, Singapore and Malaysia.

Chinese companies started their investments earliest, while other foreign companies have been studying and doing research about Cambodia before investing here.
“The property investment companies growth rose a little bit during 2011-212 as it grew better during 2012 and early in 2013”, Bonna said, “After Cambodia hosted the Asean Summit, with world leaders joining the meeting, we see the inflow of foreign investors into Cambodia, but some of them, at the moment, have been doing research and considering about the possible investment in Cambodia”.

Vann Molyvann: my legacy will disappear

Vann Molyvann, Cambodia’s most revered living architect, sweeps a creased hand over rows and rows of glossy books lining his teak bookshelf. Historical books on the Angkorian Kingdom, on Swiss chalets, the Italian Renaissance, on France’s Le Corbusier, modern Japanese architecture of the 1960s, Cambodian artisans and ancient Greece – testament to the man’s vast and varied influences.
He stands poised and protective. In the face of the widespread destruction of much of Cambodia’s historically important architecture, Molyvann’s stance is the pose of a man who faces the fear of his work disappearing, to be replaced by shiny, towering structures of steel and glass.

Retail space to triple: report

The supply of shopping centre space in Phnom Penh is set to triple in the next five years, according to a CBRE Cambodia report, and one insider said the jump in higher-end retail venues would come even sooner.

A Parkson Corporation Sdn Bhd shopping centre, one of two large-scale international retail developments in the country, would push that increase in retail supply.

If planned developments come to fruition, there could be as much as 312,000 square metres of retail venues in shopping centres by 2017, up from last month’s count of about 105,000 square metres, the CBRE report said.

Malaysia’s Parkson has started construction on a shopping centre in Phnom Penh, Sung Bonna, president of National Valuers Association of Cambodia, said yesterday, although he declined to give details on the project.

Japanese retail developer Aeon Co Ltd was also in the process of developing what would be one of the country’s largest retail shopping centres on the capital’s Sothearos Boulevard.

A lack of world-class brand management in Cambodian malls is driving the demand for internationally developed shopping projects, Knight Frank country manager Sunny Soo said yesterday.

“At malls here, you have two floors of people selling shoes – sometimes the same shoes. It’s not profitable for the retailer or the mall owners,” he said.

“Until today, the city doesn’t have first class shopping malls ... All the shopping malls here are suffering from bad leasing management.”

Shortfalls in funding have led to developers selling off retail space, which limits the control they have over brand placement, he said.

International developers such as Aeon and Parkson could alleviate layout problems that hinder sales and dissuade name brands from entering the country.

Increased spending power among urban Cambodians has continued to lure brands such as Mango and Axara into the Kingdom, Sovereign Retail Group told the Post in February.

Brand awareness – largely non-existent five years ago – has seen many working-class Cambodians opt for name-brand shirts and shoes rather than the imitations found in some traditional marketplaces, Sovereign’s Ly Souden said at the time.

Per capita gross domestic product was slightly higher than US$900 in 2011, according to the Ministry of Economy and Finance, a 70 per cent jump since 2006. Citing Economic Institute of Cambodia data, CBRE said that figure could rise to $1,000 next year. “This is one of the main reasons for more retail here: disposable income,” Soo said.

CBRE’s projected tripling of retail space could happen by 2015 if Aeon and Parkson projects, as well as other shopping centres such as Cambodia Plaza, are completed on time, Sung Bonna said.

Although CBRE reported a 78 per cent occupancy rate at current shopping centres, large-scale, international retail venues would bring with them a surge in name brands. 

“People are starting to pick up name brands … but high quality brands don’t want to be in small buildings. They are waiting for the grade-A space,” Sung Bonna said.

The Aeon and Parkson projects would attract high-end brands, and name brands already in the country would most likely move to the new venues, he said.

LYP Group to build new satellite city

Cambodia's powerful conglomerate, LYP group, has started working on a new mega development project, Garden City, which is said to be the future business complex. The development cover on the land area of 1000 hectars in Phnom Penh suburb. The city will be located along the new road built to connect National road No. 5 and 6 to No. 3 and No. 4 through new PREK PNOUV bridge.

Cambodia’s Developers Again Aim at Stars

PHNOM PENH—Cambodia’s low-rise capital city is reaching for the sky—again.

Long known as one of the last major Asian cities without a skyline, Phnom Penh embarked on a high-rise building boom in the middle of the last decade, only to see it derailed by the global financial crisis of 2008 and 2009. Although a few tall buildings were completed, including a 32-story bank tower, other ambitious projects—like an 1,820-foot skyscraper that would have been the tallest in Asia at the time and among the tallest buildings in the world, behind Dubai’s 2,717-foot Burj Khalifa—never got off the ground.

The residential development rising into existence on the far side of the Tonle Sap and adjacent to the Japanese Bridge is called Bellevue Apartments, 17 stories tall including the penthouse, with 147 units of one, two and three bedroom units scheduled for completion between April and June next year.

Phnom Penh is seeking investor in public bus

Public transportation is needed for Phnom Penh as the city population is getting bigger and the city is expanding. Public transportation could help reduce expenses, save fuel, reduce congestion, and reduce carbon footprint. Here, we got 2 letters from the Phnom Penh city hall website. The first one is the letter that the city hall is seeking companies to invest in public bus and the second is the letter of the result of shortlisted companies. This is a good step toward public transportation in Phnom Penh city.

The Sleuk Rith Institute

Document Center of Cambodia (DC-Cam) is an organisation which is leading in documenting about Pol Pot regime since 1995. The center is planning to build The Sleuk Rith institute which will be a permanent documentation center of Cambodia and it aims to be the leading center for genocide study in Asia. The Institute will consist of 3 pillars: a museum, a research center and a school.

Japanese Investors Seek Technology Market in Phnom Penh

A delegation led by Mr. Kazutoshi FUKUDA, Managing Director of Kyosan Electric Mfg Co., Ltd and Mr. Yasuyoshi MUGIYA, Senior Managing Director of Toshiba Corporation held a discussion with H.E Governor KEP Chuk Tema in the morning of January 18, 2012 to present the modern technological products equipped with traffic signal aiming to reduce congestion in the city, especially to reduce green gas transmitted from vehicles which gradually increased each day. 



Mr. Kazutoshi FUKUDA had presented the new technology to establish electric light rail transit (LRT) which maximum could alleviate air pollution in the city and it could be easily recharged its power without using fuel. There was a special system which could create its own energy by battery from solar system. Moreover, Toshiba Corporation had also mentioned that aiming to reduce the traffic congestion; Toshiba had created a new technology with traffic light system, that equipment could automatically manage the stopping time for each intersection and it also could alert the traffic congestion at any intersection automatically if it is required.


H.E Governor had cheerfully appreciated to new and modern technology presented by the Japanese while Phnom Penh had been gradually developed and challenged with some difficulties to be solved. Moreover, the Capital Hall had already worked on a cooperation project for public transport (Tramway) starting from Phnom Penh International Airport to Preah Sakkchak Mony Chetdie which was strongly supported by Government of France, the Memorandum of Understanding (MoU) was signed with Systra Company; thus H.E Governor suggested to Japanese companies to apply their investment project proposal for consideration.

Beoung Kak

Here we'd like to share some photos we captured at Beoung Kak site yesterday. Beoung Kak project is the most controversial project ever. Thousands of families were evicted to make way for this multi-million dollar city development. So far, Beoung Kak story have never been finished. People still protest to claim their ownership on their occupied lands. Sometimes there were clashes between polices and protesters. Beoung Kak Story becomes a bitter one in the history. 

We hope that the government will find a good solution for its citizen that it left them in the middle of nowhere.

A foreign bank facing a massive corruption probe is the primary backer of Phnom Penh’s Camko City development, prosecutors in South Korea have reportedly said, raising questions about the future of the US$2 billion project. South Korea’s Joong Ang Daily reported yesterday that prosecutors in the country had claimed that Busan Savings Bank, which faces a wide-ranging investigation that has ensnared its top executives, had set up a series of companies to fund the Camko City project. The Russei Keo district development is the planned home of the Cambodian stock exchange and is one of the largest foreign investments in the Kingdom to date. Kheng Ser, assistant to the project management team of Camko City developer World City, said yesterday that Busan Savings Bank was “not related to our project”. The Joong Ang Daily reported, however, that South Korean prosecutors believe the bank has invested US$459 million in Camko City through nine different shell companies. Park Hyeong-seon, the bank’s number-two shareholder and chairman of South Korea’s Haedong Construction, was arrested last month and is reportedly being questioned over whether he is the actual owner of the nine companies. Nam Shik-kang, chairman of the Korean Chamber of Commerce in Cambodia, said yesterday that Busan was “the main bank financing the Camko City project”, and that he did not believe the development had the funding to continue construction. “I gave my opinion to the Korean Embassy that the Korean government [should] take over this [project],” Nam said. “The problem is a funding problem. Now the bank that is funding it is under investigation. Many of its officials have been arrested. No one can care or take responsibility for this project. No company can handle it – only the Korean government.”
The Camko City project broke ground in late 2005 and was slated to be finished by 2018. Housing, a hospital and a commercial area are planned there along with the stock exchange. Eng Phal, an engineer with Camko City contractor Hanil Engineering and Construction, said yesterday, however, that construction at the site had been suspended since October because World City had not paid Hanil in full for its work. Busan Savings Bank’s operations were frozen by the South Korean government in February due to a liquidity crisis. Allegations later emerged that major shareholders had used the bank’s deposits to give themselves loans to fund a variety of projects both inside and outside South Korea, and bank executives also stand accused of bribing government auditors to overlook financial irregularities. Bank chairman Park Yeon-ho and several major shareholders were arrested in April, according to the Korea Herald, and government officials including Eun Jin-soo, a former state auditor and aide to President Lee Myung-bak, have been arrested for allegedly accepting bribes to help conceal the bank’s operations. The fraud is alleged to have encompassed over US$4 billion, and depositors at the bank, South Korea’s largest savings institution, stand to lose roughly $100 million beyond what is insured by the government, the Joong Ang Daily says.
Officials at the South Korean embassy in Phnom Penh did not respond to a request for comment. Norng Piseth, chief of the real estate division at the Finance Ministry, said he was unaware of the issue. The Busan scandal has drawn the attention of officials at the National Bank of Cambodia, however. The NBC’s financial intelligence unit is now investigating Camko Bank, of which Busan Savings Bank is a major shareholder, though the probe has yet to produce any irregularities, NBC director general Nguon Sokha said yesterday. “If there is something that makes us concerned about the reputation of the banking sector, we will take action,” she said. Camko Bank is set to downgrade from a commercial bank to a specialised bank next month due to an inability to meet the National Bank of Cambodia’s $37 million capital requirement. Specialised banks differ from commercial banks in that they cannot accept deposits. Camko Bank representatives could not be reached for comment yesterday. The proposed $1 billion Siem Reap Airport and satellite city announced last year is being developed by a joint venture whose main investors are South Korea’s Lees A&A Co Ltd and Camko Airport Co Ltd, though this latter firm is not connected with Busan, the Korean Chamber of Commerce’s Nam said. South Korean firms have poured millions of dollars into construction projects in the Kingdom in the last few years, consistently ranking their country among Cambodia’s top foreign investors.
